General Construction Specifications:

Concrete:

- Piled foundation including piles for structural floor
- 8" x 16" concrete footing (20 mpa)
- 8" x 8' concrete walls reinforced on piles as per engineer's design (25 mpa)
- Weeping tile around perimeter of footing drained directly into sewer with crushed rock over
- 8" x 30" grade beam over piles reinforced as per engineer's design (25 mpa)
- Poured concrete sidewalk as per plans
- Structural Basement floor poured with expansion board on perimeter, 6" void form, 6 mil vapour barrier, reinforcing steel, average 5" concrete (25 mpa)
- Reinforced concrete front step with handrail as required
- Structural garage floor with separation pit

Framing:

· 3/8" O.S.B wall sheathing and 7/16" O.S.B. roof sheathing with H clips
· Floor trusses 24" o.c. over steel beam as required
· 7/8" T & G O.S.B. sub floor glued and screwed with 3/8" fir underlay or equal under tiles
· 2 x 6 wall studs, 24" on centre (spruce) on exterior walls and 2 x 4 studs 16" on centre on partitions with double 2 x 4 party walls
· Engineered roof trusses 24" on centre as per plans
· R20 wall insulation and R50 loose fill ceiling insulation, 6 mil vapour barrier, caulked and sealed
· Insulated and drywalled garage. (Ready for primer and paint by others)
· Party walls are fiber insulated sound bar + fireguard gypsum board
· 9' walls on main floors
· Basement perimeter walls framed with 2x4 studs 24" on centre with R20 insulation + 6 mil poly cover (excluding concrete party walls)
